1.Understand your rights and obligations as a Tenant
Renting isn’t alway smooth sailing, your landlord is not suppose to be your best friend most likely you’ll be renting from a stranger. This is why it is important to know your rights as a tenant and what you are obligated to do or behave as you never know what may happen further down the line this will prevent any conflict.
2. Save !!!
Almost every landlord will ask for a security deposit and the first months rent before you move in. The deposit will be refunded when the lease has ended unless stated otherwise or there has been damage done to the property on your end.
3. Have a realistic budget
When doing your budget factor in your bills, (wifi , gas , electric and bins). If you are lucky some landlords include some or all bills in the rent for example if it's a house share. It is important to keep this in mind when you are doing your expenses.
4. Location is key
Before deciding on your new home check out the area. See if the transportation in the area is suitable for your commute to work, even do a trial commute so you can figure out your schedule. Visit the local amenities such pharmacy, cafes, gyms and food stores. Most importantly is the area safe?
5.Always ask to see the property
Before handing over any money ask to view the property this is proper protocol and prevents you from been scammed. This also lets you get a feel for the space before any big decision is made, you may have thought the property looked great in photos and when you see it in person it is much smaller or not as clean as you expected.
6. Be prepared
When showing up to a viewing have a copy of the necessary documentation :
A reference from previous landlord or employer.
Photo copy of ID.
Proof of finances.
7. Ask what’s provided
Knowing what’s in the property such as appliances, furniture etc saves you time and money you do not want to end up with two kettles and no bed…
8.Take out insurance
In the unlikely event your home is broken into the landlords insurance probably won’t cover your belongings, so its better to be safe than sorry and have yourself and belongings covered.
9.Find out what leases are on offer
Depending on the landlord you might be able to get a lease on a month to month basis this is great if you plan on travelling or you don’t settle into the place and it does not feel like the right fit. This saves you been be stuck in a year long contract. Side note : Read over your lease 3 times before you sign you might miss something that you cannot agree to.
10. Lastly, lower your expectations
You are not always going to find your
ideal space first time around. You will have to compromise and keep an open mind. The main things to consider are is it affordable, clean, safe and does it suit your lifestyle. Remember not every place will tick all of your boxes but you must move fast when renting in Dublin.
